Making Sense of Senior Living Community Contracts: Payments, Budgets, Fees and More

So you’ve decided to move into a senior living community, and now you have lots of decisions to make. Some decisions are fun, like selecting your floor plan and color scheme. Others can seem a bit more intimidating, like choosing a contract that specifies what you’ll pay for the services you need—both now and down the road.

But if you’re starting to have visions of spreadsheets dancing in your head, relax! We’re here to help you sort through it all.

Want a secure plan for your future? Choose a long-term contract.

Our Life Care and Continuing Care contracts include an entrance fee and monthly service fee. The entrance fee goes toward your home and general community management, plus the cost of future health care at a guaranteed discount. Meanwhile, the monthly service fee helps cover our numerous amenities and activities. Both offer guaranteed access to health care for all levels of living.

What’s the difference between a Life Care and a Continuing Care contract? Life Care contracts tend to cost a bit more than Continuing Care contracts. However, with a Life Care contract, your future health care costs are “built in” at a fixed rate. So, you don’t have to worry about rising costs. Continuing Care contracts, on the other hand, provide a 10-15% discount on market rates.

You should also know that some, or all, of your entrance fee is refundable with certain contracts, which can help protect your financial legacy. At Blue Skies of Texas, most of our residents choose a Continuing Care contract with a standard 42-month declining balance. If you decide on this option, your entrance fee will no longer be refundable after 42 months. Instead, you can rest easy knowing you have access to all levels of care, plus an array of services and amenities.

Not sure about making a long-term commitment? A Rental contract might be just what you need.

With a Rental contract, there’s no entrance fee, only the monthly service fee, which tends to be higher than with our long-term contracts. You’re also not guaranteed access to all levels of care, and pay out-of-pocket for health care services. However, you will have higher-priority access to our health care services than non-residents.

 There’s also a whole lot of fun, energetic living packed into the monthly fee at Blue Skies of Texas. For starters, it covers all your day-to-day services, programs and activities. Plus, your meal plan stipend allows you to enjoy carefree dining at the restaurants, cafés and bistros on both of our campuses.

And of course, the monthly fee also includes things you’re probably tired of doing—like housekeeping and yard work. And that means you can spend your time relaxing, socializing and enjoying all the programs and amenities that our community has to offer.
